Żabka at MLP Pruszków II 11.2011

MLP Group has signed an agreement with Żabka Polska S.A. for lease of 1,455 m2 of space at the production and warehouse park MLP Pruszków II. The space rented by Żabka will also be equipped with a 100 m2 unit for cold storage at a constant temperature of 2–6ºC and locations for delivery vans.

Żabka Polska S.A. is the owner of the largest chain of convenience stores in Poland, operated under the Żabka brand. In a over a decade of operations on the Polish market, the company has become the leader in this retail segment. The chain of Żabka stores is a modern retail concept designed to provide customers with shopping convenience. To meet consumer needs, the 2,500 Żabka stores offer leading brand-name products and a wide range of additional services. The management board of Żabka Polska S.A. is consistently carrying out growth of the chain, and in 2012 another 250 Żabka stores will open as well as 100 Freshmarket locations.

Sarantis signs lease for 6350 m2 at MLP Bucharest Sud 07.2011

Sarantis Group produces, distributes and manages cosmetics brands (such as STR8, C-Thru, BU, Nair and Pearl Drops) and household articles (including, in Poland, Jan Niezbędny and Grosik). The main goal of the company is to strengthen the position of these brands on the Polish market.

“Sarantis has been with us for 11 years now.” said Dorota Jagodzińska-Sasson, management board member of MLP Group. “The company is growing very quickly, and we provide a flexible approach to its evolving needs. In Poland we have already delivered greater space to Sarantis, and we are pleased that as the company plans its foreign growth, it has decided on one of the parks from the MLP Group — MLP Bucharest Sud in Romania. I am confident that both our park in Romania and the business of Sarantis will continue their dynamic development.”

MAGNA doubles its space at MLP Tychy 06.2011

Magna has been operating at the MLP Tychy facility since 2008.

Magna Steyr, the parent company of Magna Car Top Systems Poland, is one of the world’s leading suppliers of automotive companies, conducting engineering and production under its independent brand. Magna offers OEM producers a broad range of services, featuring extremely flexible strategies for product development and installation (from individual elements such as door or window modules through complete cars, from low production volumes up to peak requirements).

“Magna Car Top Systems Poland is the latest in a series of customers that have decided to significantly increase the area they lease,” said Dorota Jagodzińska-Sasson, a member of the management board of MLP Group. “We are pleased that the company has demonstrated its appreciation for the terms of cooperation with us as well as the location of our facility, and that it has decided to continue expanding its operations at MLP Tychy.”

MLP GROUP extends leases with two Clients at MLP PRUSZKÓW I for 7,793 M2 of warehouse space 05.2011

MLP Pruszków I, MLP Group’s longest-operating production and warehouse park, covers an area of 43 ha and is home to 50 companies.

  • AGED Sp. z o.o. extended its lease for 3,866 m2 of warehouse space, plus an office and staff portion, at MLP Pruszków I. AGED, with nearly two decades of experience on the Polish market, specializes in import of household articles (electrical appliances and other items). It has operated at MLP Pruszków since 2000.
  • ET Logistik Sp. z o.o. extended its lease for 3,927 m2 of warehouse space, plus an office and staff portion, at MLP Pruszków I. ET Logistik performs logistics and distribution services for small consignments as well as full vehicle loads. It has operated on the Polish market since 1995, and since 2005 at MLP Pruszków I.

“We are very pleased that our current customers are extending their leases for additional years, which means that they appreciate both the terms of cooperation and the location of our logistics parks at strategic transit points in Poland” said Dorota Jagodzińska-Sasson, a member of the management board of MLP Group. “It also confirms the correctness of our customer relations strategy, under which we strive to provide our tenants with the most convenient conditions for their business operations.”

MLP Group has delivered space to five tenants:
  • BOS Automotive Products Polska Sp. z o.o. took delivery of 2,700 m2 of additional space at MLP Tychy, which it will use for production of automotive accessories. The total area leased by BOS Automotive Products Polska at MLP Tychy is now 6,500 m2. The lease for the new space was signed for 5 years.
  • Edelmann Poland Sp. z o.o. took delivery of 395 m2 of additional space at MLP Pruszków I, to be used for production and storage. The company now leases a total of 7,200 m2 at the facility, where it operates a printing business. The lease for the additional space is for 3 years, while the main lease is for 10 years.
  • Kongsberg Automotive Poland Sp. z o.o. took delivery of 382 m2 of office and warehouse space at MLP Pruszków I, where it now occupies a total of over 12,200 m2. The company uses the space for operations involving production of components installed in a majority of vehicles around the world. Kongsberg was one of the first tenants at MLP Pruszków I, starting in 2000.
  • Dedra-Exim Sp. z o.o. took delivery of 213 m2 of additional space at MLP Pruszków I, for use in servicing equipment sold by the company such as table saws, welding machines and grinding machines. The company now leases a total of 8,377 m2 for warehousing of equipment and offices. The lease for the additional space was signed for the next 3 years.
  • North Coast S.A. took delivery of additional space of 29 m2 at MLP Pruszków I, which it will use for servicing of specialized coffee machines. The company now leases a total of 4,624 m2.
“The space we have recently delivered results from our tenants’ decision to increase the amount of space they rent at our parks.” said Dorota Jagodzińska-Sasson, a member of the management board of MLP Group. “We are pleased that when our customers decide to grow their operations, they also decide to remain at our facilities. It is a demonstration of the confidence they have in the cooperation with MLP, which often goes back many years.”
New Tenants at MLP TYCHY 03.2011

MLP Group, a leading developer of warehouse and production space in Poland, has leased a combined 5,224 m2 of space at its MLP Tychy facility to two companies:

  • Auto Partner SA, an importer and distributor of parts for passenger cars and delivery vehicles, has leased 3,024 m2 of warehouse, service and technical space. The lease is for 3 years.
  • Euroweld Poland Sp. z o.o. has leased 2,200 m2 of production space and plans to start up an automated line for laser welding of door panels for a new model of Lancia cars. The lease is for 10 years. International consulting company Cushman & Wakefield supported MLP Group in the negotiations.

The newly let spaces are being adapted to suit the needs of the two tenants’ operations. There are now 11 companies operating at the MLP Tychy facility.

“The year has start out very busy for us, and I am pleased to announce the first two leases signed so far this year,” said Dorota Jagodzińska-Sasson, a member of the management board of MLP Group. “Both of the companies with whom we recently signed agreements are connected with the automotive industry, and therefore the convenient location of our MLP Tychy facility was one of the most important factors taken into consideration when deciding on the site. I hope that I will soon be able to announce the signing of more new leases.”

According to Radosław T. Krochta, a member of the management board of MLP Group, “We observe that firms are planning to increase their operations this year, which also generates greater interest in new space, often purely production space, in the area of construction in which we have the greatest experience in Poland. On our side, we are also preparing for increased demand by our customers. We are intensively reviewing new locations in Poland and are very open to new projects in the built-to-suit system in Central & Eastern Europe.”

Auto Partner SA is an importer and distributor of spare parts for cars and delivery trucks on the market of spare parts classified according to GVO legal regulations and directives of the European Union.

Euroweld Poland Sp. z o.o. is a production firm for the automotive industry, handling laser welding of metal elements.

BOS Automotive extends lease at MLP TYCHY and increases warehouse and production space 10.2010

MLP Group, a leading developer of warehouse and production space in Poland, has signed a lease with BOS Automotive Products Polska sp. z o.o. for 6,300 m2 of warehouse and production space at the MLP Tychy park. Under the agreement, 3,700 m2 is space for which the lease has been extended, and about 2,600 m2 is new space for expansion of BOS Automotive Products Polska’s business at the MLP Tychy site. The new area is being adapted for delivery at the beginning of 2011. The lease was signed for 5 years.

As of the end of 1H 2010, there were 10 tenants in place at the MLP Tychy facility, who have leased a total of 66,169 m2 of warehouse and production space. Ultimately MLP Group plans to build facilities at the park totalling about 96,000 m2.

The newly leased space at the MLP Tychy park, about 2,600 m2, is currently being adapted for production purposes in line with the requirements of BOS Automotive Products Polska. Given the specific nature of the tenant’s operations, the technical specifications of the electrical, HVAC and fire-fighting installations will be updated in the building to meet applicable norms for industrial use. The area will also be provided with additional natural and artificial light, increasing the illumination level in the building to 650 lux (the standard for production work is 400 lux). In connection with the increased demand for electricity, the existing transformer station will be expanded in order to meet the requirements of BOS Automotive Products Polska.

BOS Automotive Products Polska is the Polish subsidiary of BOS, an international firm with a tradition stretching back 100 years, which has factories in Western and Eastern Europe, North America and Asia. The firm produces and distributes automotive accessories.
